What the season looks like here

A short, sold-out season and a near-closed winter; logistics, not pricing, decide whether a listing works. That matters more than the nightly rate: a manager taking a percentage of a short season is charging against a much smaller base than the same percentage in a year-round market, and the fixed work — listing setup, photography, licensing paperwork, winter checks — does not shrink with it.

  • The peak-week calls. Everything hinges on a handful of pricing decisions taken months early, with no later season to correct them in.

With no local company publishing coverage here, the realistic options are a statewide or national operator, or doing the list yourself with somebody local on call.

How Mackinac Island reads next to its neighbours

The useful comparison is not statewide — it is with the towns an hour either side. Petoskey sits on little traverse bay in Emmet County, and the season there reads: summer peak, strong colour season, and ski traffic heading for the hills north-east of town.

Harbor Springs is the other obvious comparison — two clear peaks — boating summer and ski winter — with a very good October. If both are on your list, decide which pattern suits how you actually want to own a property. The management question answers itself afterwards.

Rules, licensing and the thing everyone gets wrong

Michigan leaves short-term rental rules to municipalities. For a Mackinac Island property that means the governing document is a local ordinance you have to go and read, and the governing office is a local clerk.

Mackinac Island is in Mackinac County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
