Best host software for a self-managed Michigan rental
If you keep the percentage, you take on the messaging, the pricing and the turnover chase. These are the tools owners use to do that — with the published price and whether there is a genuinely usable free tier, which matters a lot when your property earns for four months of the year.

Our pick
BnBGenius Voice — Free for the first 500 messages, then $10/mo flat. A flat monthly price is the right shape for a seasonal Michigan property: you are not paying a percentage of a peak month to cover a tool you barely use in March. It runs as a browser extension rather than a full PMS, which suits one to three listings and does not suit a twenty-unit portfolio.

Table scrolls sideways — the first two columns stay put.
What a seasonal owner actually needs
Ranked in the order it usually bites: messaging (the volume is relentless and it is what makes people quit), pricing (Michigan peaks are short and steep, and manual pricing leaves money on the table in exactly eight weeks of the year), turnover coordination (harder the further you live from the property), and only then everything else.
A full property-management system is usually the wrong first purchase for a one- or two-property Michigan owner. It is priced for portfolios and it assumes a year-round operation. Start narrow, and read the messaging automation guide before you buy anything.
Free tiers are not a marketing detail here
A tool you pay for twelve months a year and use for five is a real cost against a short season. The “free tier” column records whether the company publishes one — not whether it is generous. Where a tool publishes no price at all, the row says so; we do not estimate.
If you would rather not do any of this
That is a legitimate answer, and it is the other half of this site. The management ranking covers the companies that will take the whole job, and the manager-or-self-manage guide does the arithmetic on a fourteen-week season.
