What the season looks like here
Two clear peaks — boating summer and ski winter — with a very good October. That matters more than the nightly rate: a manager taking a percentage of a fourteen-week season is charging you against a much smaller base than the same percentage in a year-round market, and the fixed work — listing setup, photography, licensing paperwork, winter checks — does not shrink with the season.

Rules, licensing and the thing everyone gets wrong
Michigan has no statewide short-term rental licence. The rules that decide whether you can legally rent your Harbor Springs property come from the city, village or township that governs your exact address — and in some parts of the state a property sits inside a township ordinance and a county assessment district at the same time.
