Anchor Point Premier Vacations review
A South Haven, MI short-term rental manager covering South Haven and the surrounding area. Publishes the largest per-reservation damage figure of the Michigan companies here.
What the company publishes about itself
- States guest damage coverage of $10,000 per reservation.
- Lists dynamic pricing, multi-platform marketing, maintenance, professional cleaning and inspections, guest screening, smart-home management and 24/7 local support.
- Provides tax reporting and an owner portal for blocking dates and tracking performance.
What it does not publish
A management rate. Like almost every Michigan manager we have checked, Anchor Point Premier Vacations does not put a contract length, a notice period or a cancellation term in public either. None of that is unusual and none of it is a red flag on its own — but it does mean this review can tell you what the company says it does, and cannot tell you what it costs. We do not estimate fees.
What to ask them
Ask for the percentage and the exclusions in the same sentence, ask whether the booking accounts stay in your name, and ask who is within thirty minutes of the property in February. The full list is in the fourteen questions.
What the service list actually implies
The useful trick with a service list is to invert it: write down the six things that would ruin a stay, and ask how each one is handled by name and by role rather than by bullet point.
Anchor Point Premier Vacations names 6 of the 36 markets in our atlas — South Haven among them. A published service area is a commitment of sorts: it is the list they will be measured against if a guest has a problem two hours from their office, and it is the first thing worth testing against your own address rather than your mailing town.
What this review can't tell you
No review site can answer the following from the outside. You can, in one conversation. Ask Anchor Point Premier Vacations these, and keep the reply.
- The percentage, and whether it is charged on the gross booking value or on what lands after platform fees. Those two readings of “twenty per cent” are not the same money.
- Whether there is a minimum term, and whether it spans the months your property earns nothing.
- Who owns the listings. If the accounts are theirs, the reviews and the ranking you spend two seasons building are theirs too.
- The winter arrangement — heated, drained or checked — and the name of the person doing the checking.
How it compares to our top pick
Our statewide pick, professional Airbnb management, publishes two tiers — 20% full-service / 10% partner, plus a one-time onboarding retainer — before you speak to anyone. Anchor Point Premier Vacations publishes no rate and, in exchange, brings a genuinely local operation in South Haven. Which of those is worth more depends entirely on whether your property needs somebody who can physically be there.
Run both conversations. A local quote is much easier to judge once you are holding a published rate to hold it against, and the published rate is the only one you can get without a phone call.
Others covering the same towns
These companies publish an overlapping service area, which makes them the realistic comparison set — the same towns, the same season, the same missing rate card.
