Renting out a place in Detroit

Three downtown stadiums, a riverfront that keeps being rebuilt, Eastern Market and a convention calendar — demand here is urban and midweek, not seasonal.

What the season looks like here

Event-led and year-round; neighbourhood matters more than month. That matters more than the nightly rate: a manager taking a percentage of a fourteen-week season is charging you against a much smaller base than the same percentage in a year-round market, and the fixed work — listing setup, photography, licensing paperwork, winter checks — does not shrink with the season.

Before you model anything, be honest about which of the two Michigans you are in. Detroit sits in Inland cities & metro Michigan, and the pages for Grand Rapids, Kalamazoo, Ann Arbor describe the same pattern from a slightly different angle.

Who publishes Detroit as a service area

These companies name Detroit — or the immediate area around it — on their own websites. That is the only reason they appear here: we did not ask them, and none of them paid to be listed.

Table scrolls sideways.

Service areas read from each company's own site, 2026-07-27.

Every company above shows “Not published”, which is normal in Michigan and is exactly why we keep the column. If you want a company that puts its terms in public before the sales call, Detroit Airbnb property management publishes two tiers — 20% full-service / 10% partner, plus a one-time onboarding retainer — and covers this market through its own Detroit page. It is the comparison we keep coming back to precisely because there is something to compare, which is more than can be said for most of the field. If you would rather start from the statewide picture, One Fine BnB's management is the same operator seen from the top down.

Rules, licensing and the thing everyone gets wrong

Michigan has no statewide short-term rental licence. The rules that decide whether you can legally rent your Detroit property come from the city, village or township that governs your exact address — and in some parts of the state a property sits inside a township ordinance and a county assessment district at the same time.

Why we don't print the numbers

We deliberately do not quote Detroit licence fees, caps or zoning districts on this page. Michigan ordinances have been rewritten repeatedly over the last few years, and a stale figure on a review site is worse than no figure at all. Get the current text from the clerk for your address, and ask three things: is a licence or registration required, is there a cap or waiting list, and which zoning district is the property in. Our guide to who writes the rules explains how to find the right office.

If you'd rather not hand over a percentage

Plenty of Detroit owners self-manage, especially those within an hour's drive. The work that eats the time is not cleaning — it is messaging, and it does not stop when the season does. BnBGenius Tasks handles that side on a flat plan (Free for the first 500 messages, then $10/mo flat), which is a very different cost shape to a revenue share. The remote-ownership guide covers the rest: turnovers, freeze risk and who has a key.
